Family room in Pico Rivera, CA with a polished concrete floor

What polished concrete is

Polished concrete is not a coating. We grind the slab with a series of progressively finer diamond tools, harden it with a chemical densifier and polish it until it reflects light. The shine is in the concrete itself, so there is nothing to peel, flake or wear through. A penetrating guard protects against stains, and the finish can be anything from a soft satin to a mirror gloss.

Polished floors are popular in remodeled homes, offices, showrooms, retail stores, restaurants and studios. In a hot climate they have another advantage: concrete stays cool underfoot, which is why many homeowners love it when they pull up old carpet in a family room or a converted garage.

Choosing the look

The first decision is grind depth. A light grind keeps the smooth cream on top for a uniform look. A medium grind exposes fine sand and small stones, often called salt and pepper. A deep grind reveals larger aggregate for a terrazzo-like look. Every slab is different, with color shifts and marks from its history. We make test patches so you can see your actual floor before committing.

Then you choose the sheen. Higher gloss reflects more light and brightens rooms. Lower sheens hide scratches and feel softer. Dyes can add color, from warm browns and terracotta to deep charcoal.

The process

We evaluate the slab for cracks, patches, old adhesive and flatness. We grind with dust collection, starting with coarse metal-bond diamonds and working up through finer grits. After early passes we fill cracks and pinholes with grout or color-matched filler. A lithium densifier soaks in and hardens the surface. Resin-bond diamonds build the shine, and we finish with a penetrating guard and a high-speed burnish.

Pulling up carpet and tile

Many homes here have slab floors hidden under carpet, vinyl or tile. Once those come up, the concrete underneath often carries tack strip holes, adhesive and patches. We remove adhesive, fill the holes and grind the floor. Some marks will remain as part of the character, and many owners like that honest, lived-in look. If you want a perfectly uniform floor, a metallic or solid coating may suit better, and we will tell you which.

For businesses

Retail stores, offices, showrooms and restaurants choose polished concrete for its long life and low cost of ownership. There is no wax to strip, no coating to replace every few years and nothing to peel under carts or chairs. It handles heavy foot traffic and looks clean and modern.

Good candidates

Most interior slabs can be polished, but results vary. Heavily patched or damaged slabs show those flaws. Very soft concrete may need extra densifier or may suit a coating better. Garages with deep oil stains often look better with a coating. During the estimate we inspect and give an honest opinion.

Breathable and cool

Polished concrete breathes, so moisture moving up through the slab escapes without lifting anything. That makes it a good choice for floors where moisture readings would be risky for a coating. And because it holds no carpet or fibers, it stays cooler and does not trap dust or allergens.

New construction and additions

If you are building an addition or remodeling, plan for polishing early. We can advise your builder on concrete finishing and protection so the slab is ready for a great polish. Keeping paint, plaster and drywall mud off the floor during the build saves time and money later.

Maintenance

Dust mop daily in busy areas and clean with a pH-neutral cleaner. Wipe up acidic spills like soda, citrus and vinegar quickly so they do not etch. Every few years, a light re-burnish and fresh guard restore the shine. That is far less upkeep than most flooring.

Questions

Is it slippery?

Dry polished concrete has good traction. Mats at entries help on wet days.

Will it look uniform?

No. Natural variation is part of the look, and test patches show what to expect.

Is it cold?

It stays cool, which most people enjoy here. Rugs add warmth where wanted.

Furniture and rugs

Polished floors pair beautifully with area rugs that warm up living spaces and define seating areas. Use felt pads on chair and table legs to prevent scuffs, and choose rug pads that will not trap moisture or leave marks. Heavy furniture should be lifted rather than dragged. In kitchens, a washable runner in front of the sink catches drips and protects the finish from acidic spills. These easy steps keep a polished floor looking like new for many years with very little effort.
