What polyaspartic is
Polyaspartic is a polyurea-based coating developed for demanding industrial uses. Compared with standard epoxy, it cures much faster, stays clear in sunlight instead of yellowing and remains flexible across a wide temperature range. In a city where garage doors face hot afternoon sun and summer heat runs for months, those traits make a real difference. Polyaspartic is also very resistant to abrasion and to common automotive chemicals.
The one-day floor
On a typical one-day job, we arrive early, protect the space and diamond grind the slab with dust control. We repair cracks and chips with fast-setting fillers, vacuum thoroughly and apply the polyaspartic base. For a flake finish, we broadcast chips into the wet base, then scrape and vacuum once it sets. The clear topcoat goes on in the afternoon. In most cases you can walk on the floor that evening and park on it within a day.
Speed requires skill. Polyaspartic sets quickly, so our crew works in planned sections. On very hot days we start early, keep material cool and adjust the product so it does not set too fast. If conditions or heavy repairs require a second day, we tell you up front.
Why it suits this climate
Many local garages face the street and catch direct sun whenever the door is open. Standard epoxy topcoats amber over time in that light, especially in lighter colors. Polyaspartic stays clear. It also handles heat better, which helps prevent hot tire marks, and its flexibility helps on older slabs that move slightly between cool nights and hot days. For patios under a cover or garages that open onto the yard, it is often the best choice.
Moisture still matters
Fast curing does not change the basics. We test every slab for moisture before coating. Even in a dry climate, slabs can carry moisture from irrigation, a high water table near the rivers or old plumbing leaks. When readings are high we prime with a moisture-mitigating epoxy first, which protects the floor for years.
Finish options
Polyaspartic works with full broadcast flake, solid colors and clear coats over ground or stained concrete. Flake is the most popular for garages because it hides dust and adds grip. Solid colors look sharp in workshops and gyms. A clear coat over a ground slab gives an industrial look at lower cost. Gloss or satin, with grip additive where needed.
Homes and businesses
We install polyaspartic floors in garages, laundry rooms, covered patios and workshops at home. Businesses use it in auto service bays, retail stockrooms, restaurant kitchens, gyms and clinics where downtime is costly. For commercial jobs we can work nights or weekends to keep you open during normal hours.
Polyaspartic or epoxy?
Both work well when installed correctly. Epoxy offers longer working time, which helps with decorative pours like metallic floors, and it is often less expensive per square foot. Polyaspartic costs a bit more but saves days, resists UV and handles heat better. Many of our systems combine them: an epoxy primer for bond and moisture tolerance, with polyaspartic for the flake and topcoat.
Durability
A properly installed polyaspartic floor resists hot tire pickup, abrasion, oil, gas and most household chemicals. Bonded to well-ground concrete, it will not peel. Your written estimate explains the warranty and what it covers, and we walk through care when the job is done.
Simple care
Sweep or dust mop regularly and mop with warm water and a mild cleaner. Avoid acidic or solvent cleaners. Use mats under dripping cars and lift heavy equipment rather than dragging it. If high-traffic spots wear after many years, a maintenance recoat restores them without a full tear-out.
Questions
Is it really done in one day?
Most standard garages are. Big repairs or high moisture can add time.
Does it smell?
There is some odor during application. We ventilate, and it fades quickly.
Can it go outside?
It is UV stable, but exterior slabs need assessment. See our driveway coating page.

Scheduling around the weather
Polyaspartic cures quickly, and heat speeds it up even more. On hot afternoons the working time gets very short, so we often start early in the morning while the slab is cooler. Humidity matters too, and we check conditions before mixing each batch. Planning the install around the temperature is part of what makes the finish smooth and even. For you, that usually means the crew arrives early and the garage is back in use the next day.
